Accolade announces the continuation of its expansion in Poland

Accolade - an international investor in the commercial real estate market - announces that the Polish market will remain one of the most important directions of development for the company in the near future. After three years on the Polish market, Accolade has nine industrial complexes with an area of 588,000 sqm and a value of 360 million euro. The Group is also considering further expansion in Europe.

Accolade recorded a five-fold increase in assets in Poland compared to 2017, with annual rental income rising to 22 million euro. The company’s strategy assumes the long-term building of a safe portfolio of commercial real estates on stable and developed markets. In pursuing this strategy, Accolade's representatives declare that they want to further increase their presence in Poland. After expanding their business to the Czech Republic, Poland and Germany, they also started operating in Slovakia.

“We are committed to building a healthy, risk-free real estate portfolio, thus we decided to expand further in Poland and enter the Slovak market. For a long time we have been analyzing other directions such as Romania, but we think this country is not ready for us to be there. Poland is developing rapidly both economically and in terms of the road network which creates ideal conditions for further investments. Poland’s advantage is also its location at the intersection of strategic communication routes, which translates into increased demand for modern warehouse and industrial space. After very good results of commercialization of our facilities, we are still actively looking for new locations in Poland” - says Michał Białas, Country Head Accolade in Poland.

Accolade is currently developing the Park in Szczecin which is located on an area of 10 ha. The first two parts with a total area of over 125,000 sqm have already been leased and the third part which will have a total area of 35,470 sqm is under construction. In the future, the Park is to be additionally extended by another 57,000 sqm.

“Park Szczecin shows our approach to investment. We try to target strategically located cities, which for various reasons have been overlooked by investors. Thanks to good location, infrastructure and interesting projects we can attract global corporations such as Amazon or Zalando for the benefit of our investors, but also the local and national economy” – explains Michał Białas.

Last year, Accolade was expanded with three new locations: Białystok, Kielce and Konin. Białystok Park is a modern warehouse complex with an area of over 40,000 m2, which is also the first facility of this class in the Capital City of Podlasie region. In turn, the Park in Kielce, which is currently being developed and will ultimately have an area of about 70,000 m2, attracts tenants with its excellent location near Kielce Trade Fairs. Konin Accolade Park has a very convenient location in the center of Poland, close to the A2 motorway connecting Warsaw, Łódź, Poznań and Germany.

“Białystok and Kielce were the first projects of this type in their regions, which translated into success in the commercialization of these facilities and obtaining tenants such as Pilkington or Vive for 10 years,” – says Białas.

Apart from the above-mentioned locations, parks belonging to Accolade in Poland are also present in Zielona Góra, Legnica, Bydgoszcz, Lublin and Mińsk Mazowiecki.

“We carry out investments that meet the highest technological standards and our new projects have BREEAM certification, which assesses the impact of the building on the environment and the quality of working conditions. We want our parks to be associated with very good conditions for employees and high energy efficiency of buildings, which is appreciated by our tenants. Our partners also benefit from the facilities offered by the Special Economic Zones, which is an additional advantage of our Parks” - adds Białas.

Accolade’s strategic goal is to support the long-term development of commercial infrastructure across Europe and to offer high-quality facilities for technology, e-commerce, manufacturing and logistics industries. Accolade not only finances the development of new projects, but also the redevelopment of brownfield sites, which it reshapes and makes available for use in the industrial sector. Projects carried out by the company so far include the reconstruction of the old Messerschmitt factory in Szczecin and the former chemical factory in Bydgoszcz.
