New transactions in warehouse property markets

Alliance Silesia Logistic Center in Czeladź

Three new leases were signed for warehouse space in modern logistics parks in the Polish region of Silesia.

Cushman & Wakefield, an international commercial real estate consultant, represented developers in the conclusion of the leases.

Plastic Omnium, which provides innovative solutions for the automotive industry, has become a new tenant at the Diamond Business Park in Gliwice. Diamond Business Park Gliwice is an industrial park located within the Katowice Special Economic Zone in Gliwice and offers modern industrial and warehouse space for long leases. Office space and staff facilities are tailored to clients’ individual needs. The Diamond Business Park offers approx. 48 000 sq.m of leasable space with modules of 1 800 sq.m upwards. It was developed by AIG/Lincoln, which provides comprehensive solutions for investors in the property market. In 2011 AIG/Lincoln aims to extend the Diamond Business Park to include another building of approx. 4 000 sq.m.

The logistics operator Damco Poland leased 1 763 sq.m of warehouse space at the Alliance Silesia Logistics Center in Czeladź to serve as a cross-docking platform and a distribution warehouse for Damco’s clients. The Alliance Silesia Logistics Center comprises five buildings which can be extended to include another 30 000 sq.m of modern Grade A warehouse and office space for distribution and logistics purposes. Minimum units provide 1 550 sq.m. The Alliance Silesia Logistics Center is located ten kilometres away from downtown Katowice and offers immediate access to the international E75 road. Its excellent location also provides easy access to the E40 trunk road and the A4 motorway. The scheme was developed by Menard Doswell & Co.

Another major lease has been made by Salus International, which delivers medicinal products to pharmaceutical wholesalers throughout Poland. It leased nearly 1 810 sq.m of warehouse space, including 80 sq.m of office space, at the Silesian Logistic Centre. The logistics park is located near the S1 main road, four kilometres away from the A4 motorway interchange. The Silesian Logistic Center offers seven warehouses totalling nearly 64 000 sq.m of leasable space. It was developed by Biuro Inwestycji Kapitałowych S.A., which specialises in the construction and lease of logistics space.
