Knight Frank advise on further rental transactions

University Business Park in Warsaw

Knight Frank’s Commercial Agency team have been representing and advising landlords during negotiations for both new and renewed lease agreements in Warsaw, Katowice, Kraków and Wrocław.


The Knight Frank Commercial Agency team represented the Deka Immobilien GmbH fund, owner of the Dom Alfa building, located at Domaniewska 50A, in renegotiations with Expander, DOW Polska and Accuratus. These companies extended their lease agreements for a number of years and cumulatively rent around 2,650 sqm, whilst Pocztowe Towarzystwo Ubezpieczeń Wzajemnych will take 735 sqm at the beginning of February 2011 as a result of a new lease agreement being signed.

In a further deal, also representing the Deka fund, the lease agreement of Royal Unibrew was extended for a number of years in the Helion building on Cybernetyki Street. Royal Unibrew lease around 560 sqm of office space.
In the University Business Park complex, belonging to SEB Investment GmbH a number of agreements were signed. Emerson Process Management will take 4,350 sqm from May 2011, whilst Nestle Polska SA, one of the major tenants within the complex, expanded their space by 725 sqm, taking their total office space to over 7,200 sqm.

In the Riverside Park building, also part of the SEB portfolio, Tchibo Warszawa Sp. z o.o. increased the size of their space by close to 200 sqm, to a total of over 2000 sqm.

TAG Systems Polska Sp. z o.o. were advised by the Knight Frank Commercial Agency in the leasing of office and warehouse space in the Żeran Park II complex, Corum II Sp. z o.o. the company responsible for supplying the space to be leased.

The Knight Frank Commercial Agency also represented Valeo Service Eastern Europe in their search for office space in Warsaw. The Platinum III building, belonging to GTC was chosen, and a lease agreed for around 610 sqm.

Acting as intermediaries, the Commercial Agency found two new tenants for the Liberty Corner building in the heart of Warsaw’s upmarket business district. One of the largest financial institutes in the World leased around 450 sqm and the Kancelaria Patentowa Skubisz took the remaining 111 sqm, leaving Liberty Corner 100% leased.
Finally with the assistance of Knight Frank, KRUK S.A. leased 270 sqm in the Blue Tower building, and Unigroup will take 200 sqm at Mszczonowskia 2.


Casinos Poland have extended their lease in the Altus building for their space of 600 sqm as a result of negotiations in which Knight Frank represented the landlord, the fund, Reliz.


Acting as exclusive agent for Centrum Biurowe Lubicz, belonging to Polonia Property Funds, leases were agreed for a total of around 2,500 sqm. New tenant Deutsche Bank PBC chose CBL as their new regional headquarters.


In Wrocław Knight Frank brokered the leasing of space in the West House building to Tieto Poland. West House belongs to Archicom, whilst Tieto are an IT company providing services for companies such as Nokia and Siemens. Their rapid expansion plans led to the agreement for 2,300 sqm being concluded.

In the last 12 months Knight Frank have brokered lease agreements for over 69,000 sqm of office space.
