Rossmann drugstore in Proximo

Hines has signed yet another lease agreement for retail space in the Proximo building located at the intersection of Prosta Street and Przyokopowa Street, directly by the Rondo Daszyńskiego metro station in Warsaw.

Rossmann drugstore will occupy over 400 sqm of retail space, featuring direct entrance from the Prosta street. During the negotiation process, the tenant was represented by the Colliers International advisory firm.

“Since the start of work on the investment our strategy had been to provide a broad retail and service facilities on the Proximo ground floor, which will provide added value for the office building users. Therefore, we are pleased that the offer of Jean Louis David, Green Caffe Nero and Olimp restaurant just expanded with Rossmann drugstore. Thus, the occupancy rate in Proximo exceeded the threshold of 15%,” said Przemysław Iznerowicz, Director at Hines Polska.

Currently at the Proximo construction site the building reinforced concrete substructure has been completed, and the construction of the building began to grow rapidly above the ground level. The investor plans to complete the construction works and have the first Proximo tenants, including Takeda and Hines Poland, move in their offices in mid-2016.

The Proximo office building is rising on the outskirts of the Central Business District, at the intersection of Prosta and Przyokopowa Streets, in the direct vicinity of Rondo Daszyńskiego, and next to a line 2 metro station with the same name. The nearest metro entrance is located eight metres from the Proximo's façade, and 22 metres from the main entrance to the building. The Proximo building is only two stops from the Świętokrzyska metro station hub. This means that from the moment of leaving the Proximo offices, tenants will reach the Palace of Culture and Science (Pałac Kultury i Nauki) in just over five minutes, while the Dworzec Wileński station is less than a quarter of an hour away. There is also a wide array of services, conference venues and hotels within a 0.5- to 3-kilometre radius of Proximo.

Proximo will offer its tenants 28,385 square meters of Class A office space on 13 above-ground stories, including approximately 2,000 square meters of commercial space on the ground floor and first floor. Proximo's southern wing will be a 13-story dominating structure, which will ensure excellent visibility of the building from the major roads running in the vicinity.

Proximo will have 435 parking spaces on three levels of an underground car park, as well as surface parking spaces for guests, deliveries and taxis. Secure bicycle parking, showers and changing rooms have been planned for the convenience of cyclists. A restaurant, a café, a beauty salon, as well as an inner courtyard with street furniture will add to the friendly, yet practical feel of the complex.

Proximo was designed by the architects from the Polish branch of Rolfe Judd of London. An elegant reception lobby and an open inner courtyard were designed by a world-renowned design studio Pininfarina from Italy. The project's main feature is an artful combination of modern materials: concrete, glass, and steel.

The distinguishing features of Proximo are its large and effective floor areas, a low ratio of common areas, excellent lighting of the space, as well as optimum office depth. The building will have efficient technical systems and installations.

Proximo received the international green certificate BREEAM VERY GOOD. The general contractor of Proximo is Hochtief Poland. The project is co-financed by Bank Zachodni WBK S.A.
