How to make additional savings on office fit-out?

The market of specialist firms delivering comprehensive office fit-out services is expanding at an exponential rate. In selecting a service provider it makes sense to explore market opportunities to achieve considerable savings, says Artur Sutor, Partner, Head of Office Department at Cresa Poland.

A lot depends on who delivers the service to the tenant. Fit-out services are offered both by landlords of office buildings and by specialist firms. Developers often provide more competitive fit-out offers than other firms. Caution is however advised when a developer who does not deliver such services by himself accepts a tenant’s fit-out order and holds a tender for the tenant. Such caution is warranted as many office buildings are owned by investment funds that outsource most services, including fit-out. 

That’s why for office relocation it is advisable to engage an advisory firm to conduct financial, legal and technical negotiations of a lease agreement and to deal with the office fit-out process. Advisors will also help achieve considerable fit-out budget savings. 

An advisory firm will prepare a list of offers coming from several office fit-out providers and – relying on its specialists such as project managers, architects and workplace strategy experts – will supervise the whole process once the most favourable offer has been chosen. As well as prices and experience, time is also an important factor in negotiations as the project timeframe should be best tailored to the tenant’s needs. All opportunities to achieve savings are therefore worth exploring.
